The cost of building a brick house
Not every owner of a private plot can build a brick house; in addition to purchasing small-piece masonry products, the estimate includes a connecting mortar, a stable monolithic foundation, installation and finishing work. The masonry is trusted by professionals, which also affects the budget. Practice shows that the cost of a block is no more than 10-15% of the total value, turnkey prices - from 40,000 rubles / m2. A competent plan, discounts for bulk purchases and deliveries, and the implementation of individual stages on your own help to reduce costs.
For external walls, ordinary products with a strength grade from M150 are used (M125 is allowed in frame structures), internal partitions - from M100. Preference is given to hollow ceramic elements, which reduce the load on the foundation and provide optimal insulation against heat loss and noise. The most justified and cost-effective is a modern porous block of a double or non-standard large format, which allows you to build a house up to 6 floors. Preference is given to ceramic types, as they are more durable, but with a limited budget, silicate support systems are allowed.
For decoration, facing brick is used. Its base is different, ceramic, clinker, silicate and hyper-pressed varieties, most often of a lightweight type, have suitable characteristics. They are laid simultaneously with the main walls or tied to them afterwards.
Choose one of the following options:
1. Low-rise cottage with load-bearing walls made of porous ceramics, without or with minimal external insulation and light vapor-permeable lining.
2. Monolithic house made of solid bricks, including silicate. It is rarely selected due to the high load on the base; most modern firms refuse it.
3. A standard low-rise house made of hollow blocks (most often thickened) with solid ordinary masonry and wall thickness within 38 cm, external insulation and a system of wet or ventilated facades.
4. The same, with the thickness of the walls, justified by the heat engineering calculation, without insulation, from ordinary and facade bricks.
5. Low-rise houses with well masonry filled inside with moisture-resistant, lightweight and budgetary types of thermal insulation, for example, foam concrete. Finishing in this case can be very diverse.
6. Cottages built using monolithic-frame technology, with load-bearing reinforced concrete beams filled with effective hollow ceramics. This method allows you to build a two-story house with a wall thickness of one double brick, thereby reducing the total cost by 10-15%. Heat preservation is achieved through external insulation, the recommended type of cladding is plastering.
The final option is selected based on the size of the budget, the bearing capacity of the soil (only monolithic slabs on stable soils can withstand continuous masonry, the requirements for porous blocks are less stringent), the climatic conditions of the region and the intended purpose. The use of small-piece products allows you to implement complex schemes with columns and arches. Any ready-made plan from gas blocks can be converted to brick and vice versa, but the best results are achieved with individual design.
Factors influencing the cost of construction
The total costs for the construction of a turnkey brick country house include the price of all materials (including the cost of their delivery), payment for general construction, installation and finishing works and organizational costs (for preparing the site, renting special equipment, supplying and connecting communications, drafting and coordinating project). The final budget is affected by:
1. Dimensions and number of storeys of a brick house. There is a direct relationship between the cost of the foundation and the height of the building, when using ordinary silicate or ceramic products, the recommended maximum is 3 floors, the first of them is laid out from more durable blocks compared to the rest.
2. Basement needs. Cottages with a height of 2 and above need to lay a powerful monolithic base with a high and well-insulated base, only a reinforced slab or a stable tape can evenly take the weight, the introduction of a cellar into the project increases the cost of the foundation several times.
3. The presence or absence of complex architectural forms: columns, arches, balconies.
4. The type of masonry chosen, the complexity of the dressing scheme.
5. The need for external insulation, type and thickness of thermal insulation.
6. The cost of cladding, interior decoration and roofing system.
7. Remoteness of the site from the main roads, warehouses and communications. The presence or absence of a convenient entrance and storage space for bricks.
8. Seasonal factors, the need for additional protection.
9. Restriction in terms of construction. For the correct set of strength, the outer walls of small-piece blocks are erected intermittently for every 5-6 rows. With large dimensions of the building, masonry is carried out by a small professional team, such services are more expensive.
Estimated example
Estimated costs for the construction of a house of 100-150 m2 are shown in the table below. Land prices are not taken into account in this case.
Type of work | Price, rubles |
Drawing up a new project or altering a finished one, analysis of geological conditions | 70000 |
Site preparation, supply of communications | 60000 |
Earthworks: digging a pit, arranging a drainage cushion | 40000 |
Laying the slab foundation of a brick house with a mandatory plinth | 720000 |
Construction of a two-story frame with ceiling, internal partitions, door and window openings | 1300000 |
The cost of installing roof structures | From 700000 |
Internal and external finishing, supply of communications, wiring of the heating system | 1200000 |
Average cost of building a house | 4090000 |
The given values are averaged and depend on the prices for products and services of firms in a particular region. The purchase of a finished project will cost at least 20,000 rubles, drawing up an individual estimate - from 50,000 and more. The design price is affected by footage and architectural complexity, with an increase in area over 200 square meters, the cost of preparing a plan and calculating building materials reaches 80,000-100,000 rubles.
For an approximate calculation of the price of a foundation for brick walls, it is worth using online calculators. The standard estimate for the preparation and installation of the foundation includes the cost of digging a trench, backfilling and compacting drainage layers, formwork structures, reinforcement, concreting and waterproofing. The slab or tape should be poured in one run, the best solution is to order the required volume at a nearby factory with delivery at the agreed time. Concrete is necessarily compacted using vibration equipment, the cost of purchasing or renting it is included in the overall estimate.
The width of the tape or basement walls depends on the chosen thickness of the masonry, the average height is 1.5 m, it is not difficult to calculate the required volume. The minimum cost of preparing the foundation within the area of \u200b\u200bthe house of 100 square meters is 40,000 rubles. At this stage, all openings for the supply of communications are laid.
There are two ways to calculate the cost of wall material for a brick house: simple, without taking into account the thickness of the seams, and complicated, with a detailed dressing scheme. In the first case, the real consumption will be 20-25% less, but there are no problems with the breakdown of products, the remains go to internal partitions and household items are needed. In the second, you should purchase with a 10-15% margin. The thickness of the walls is determined by the heat engineering calculation; window and door openings are subtracted from the resulting area of the box. Knowing the sizes of the selected blocks, it is easy to find their total number.
When calculating the volume of masonry mortar, standard norms are used, for 1 square meter of standard masonry in 2 bricks it takes at least 0.223 cubic meters, when laying slotted elements, this value increases by 10-20%.
Most firms offer to build a turnkey house, savings are achieved due to the fact that several stages are performed simultaneously. The construction of partitions, rough finishing and laying of communications is carried out under adverse weather conditions outside. The cost of these works and external cladding can reach 40-50% of the total estimate. The cost of arranging the roof is standard, the block can withstand the weight of any roofing material.
